L'Agriturismo Podere San Agostino offers a peaceful retreat immersed in the simplicity of the Tuscan Maremma. Located near the sea and picturesque villages rich in history, wine, and thermal springs, it is the ideal place for those who wish to indulge in a bit of peace and tranquility. We wish to dedicate this house to those who need a relaxing and tranquil place, also ideal for remote work. We have chosen to host only a few people to ensure the most private environment possible.

We want to dedicate this home to those who need a relaxing and peaceful place, ideal for remote work as well. We’ve chosen to host only a few guests to ensure a highly private environment.
The house doesn’t offer luxury in the conventional sense, but rather the luxury of simplicity. There’s no television, but there is internet, allowing you to work online in a peaceful setting.
The kitchen is functional and features a beautiful wood-burning oven, perfect for authentically cooking pizza, fish, and all kinds of meats.
The Apartment

Here, you will find everything you need for a relaxing stay – simple, authentic, and full of character. The apartment accommodates up to four people and welcomes you with two spacious bedrooms, two bathrooms with showers, a fully equipped kitchen, and a cozy, bright, and spacious living room. The furnishings are functional and at the same time reflect the simplicity and warmth of the Maremma.
In the summer, it stays pleasantly cool here, without the need for air conditioning. Instead, you’ll feel the gentle breeze caressing the olive trees and enjoy the true luxury of simplicity. No unnecessary frills – just the essentials, what really matters: tranquility, nature, and a lifestyle that lets you breathe deeply.
Your Host
Stefano lives in the upper part of the house and is available when you need him – otherwise, you can enjoy your privacy. Being a true Maremmano, he knows the hidden coves, the most authentic trattorias, and the most beautiful trails through the wild landscape of southern Tuscany. He will be happy to share his secret tips with you, ensuring your stay is unforgettable.

Your place under the Tuscan sun
Outside, you'll find a large, shady terrace with comfortable sofas and a large table – perfect for relaxed online work, reading a good book, or simply enjoying the silence of nature. Several small spots invite you to retreat and have a moment for yourself.
On hot summer days, you can cool off in the pool while the cicadas sing in the trees. Or, you can end your day with a barbecue dinner under the open sky, as the warm air still smells of sunshine and fireflies dance through the night.
Nestled in nature
Where the garden ends, the vineyard, olive grove, or forest begins. In the fall, you can taste our ripe grapes and try the freshly pressed olive oil – the pure and authentic taste of the Maremma. Listen to the voices of nature: in the morning, the bright yellow oriole greets you with its song, and when twilight falls, the mysterious dialogue of the Assiolo owls begins – those small night birds that bring the summer nights of Tuscany to life.
More space for you
If you're traveling with more than four people, you can request to add two additional rooms – a double room and a single room – as well as another bathroom. These rooms are part of the "Piccolo" apartment and are exclusively available to your group. This way, you can enjoy an undisturbed break in the heart of the Maremma with up to seven people.

Granaione is a very special place, almost magical. As soon as you arrive, you feel a deep inner peace, a sense of tranquility and a sense of belonging. It may not be the most picturesque place in Tuscany with the most breathtaking views, but it is undoubtedly a special place with unique energy.

The beaches of Marina di Grosseto are just a 35-minute drive away. Castiglione della Pescaia, with its beautiful beaches, is 45 minutes away, while the stunning Bagno delle Donne in Talamone is 40 minutes away.
Discover many other hiking destinations nearby: The thermal springs of Saturnia are just an hour away. The historic town of Massa Marittima is 55 minutes away, and Montalcino, the jewel of Italian wine production and home of Brunello di Montalcino, is only 45 minutes away.
